We were approached by a property developer to suggest solutions to increase the value of a part-warehouse, part Snooker Hall building in Greenford. To add complexity to the brief, we could not affect the ground floor commercial unit in any fashion. Following a long period of work with Ealing Planning Department, we have secured planning permission for an extensive demolition and extension works that will deliver a mixed development comprising seven new flats above the preserved ground floor commercial unit.
The new surface area will be spread over four storeys, with new access from the rear alley leading to bicycle and waste storage facilities, and the existing entrance preserved for flexibility and ease. The first and second floor each incorporate three new flats, and the third floor is occupied by a penthouse and common roof garden.
The main facade on the high-street is based on the analysis of the context, based on a sequence of symmetrical compositions. The second floor extension is set back from the road in order to reduce the visual impact and structural loads. The main southern facade is proposed in dark grey fibre-cement panels and prefabricated concrete lintels. The full height windows vary slightly in size and setback to achieve a playful and complex composition. Large balconies and corner windows open the flats to the exterior, with most flats facing South, over a large school ground.
